Stratus Properties Inc. subsidiary, College Station 1892 Properties, L.L.C., agreed to sell the retail portion of Jones Crossing to Brixmor Operating Partnership LP. The transaction includes 154,092 square feet of retail space, an H-E-B grocery store, two ground-leased pad sites, and approximately 22 acres of undeveloped commercial land. The purchase price is $46.5 million in cash, with expected pre-tax net cash proceeds of approximately $20.0 million after selling costs and project loan repayment. Stratus will retain the 21-acre multi-family component of the Jones Crossing development. The sale is expected to close in the second or third quarter of 2026, subject to customary closing conditions.
